Commission and fees

Is there a commission?

No. Havenline charges a flat package fee and takes no percentage of the sale price. The fee is for services, so it does not rise with the value of your home.

What does it cost?

A flat package fee set by your local office at a free consultation. Illustrative national ranges are Essentials around $999, Complete around $2,999, and Premium around $4,999 — but the real number for your home comes from the office. See pricing and packages.

How much will I save versus an agent?

It depends on the sale price and on a commission you were never actually quoted, so it cannot be stated exactly. As an illustration: on a $400,000 home, a 3% listing-side commission is about $12,000 (a full 5%–6% commission is roughly $20,000–$24,000), versus a flat package around $2,999. Commission rates are negotiable.

Can I pay at closing instead of upfront?

Some offices offer a “pay at closing” option, subject to approval and the office’s terms. Whether it applies to you is a question for your local office.

What is not included in the fee?

Closing costs — title and escrow fees, transfer or recording taxes, the lender’s appraisal, a home inspection, and any attorney fees — plus any buyer’s-agent compensation you choose to offer.

Listing and syndication

Where will my home be advertised?

On havenline.com and syndicated to Realtor.com, Zillow, and Redfin, plus the local MLS where your office offers it. A buyer searching any of those portals finds your home the same way they find agent-listed homes.

Can I get on the MLS as a private seller?

Not directly — MLS access is limited to licensed brokers and their members. Where your office offers MLS syndication, the listing reaches the MLS through the office’s licensed broker of record or a licensed partner, as part of your package. Whether it is included depends on the package and the office.

Is this just a flat-fee MLS listing?

No. MLS syndication is one piece of the package, alongside the pricing report, professional photos, the yard sign, call handling, and paperwork support. It is not sold as an MLS-only product.

Paperwork and closing

Who handles the contracts and closing?

Havenline provides state-specific disclosure forms and a purchase-agreement template. The closing itself runs through a title and escrow company, or a real estate attorney in states that use one. They handle the title search, the escrow, and the transfer of the deed.

Can Havenline tell me whether to accept an offer, or what a clause means?

No. Those are legal questions for a real estate attorney or your title and escrow company. Havenline helps with the forms, not with legal interpretation, because it does not represent you in the transaction.

Showings and safety

Do I have to handle every call and showing myself?

No. A call-handling service screens inquiries and books showings against your stated availability. You can host showings directly, or in participating areas use a managed lockbox so a buyer or their agent can be shown the home without you present.

How do I stay safe at showings?

Selling privately can mean meeting strangers at the home, so Havenline encourages basic, common-sense precautions — not legal advice: let the call-handling service pre-screen inquiries, have another adult present, put away valuables and anything with personal or financial information, walk behind visitors, and prefer daylight appointments. If you ever feel unsafe, end the showing, and in an emergency call 911.

Buying

Can I buy a Havenline home?

Yes. Browse on havenline.com or the major portals, request a showing, and deal directly with the seller. Because Havenline homes are sold by their owners, you negotiate price and terms with the seller rather than through a listing agent taking a commission.

Do I need my own agent to buy?

That is your choice. You can buy unrepresented, dealing directly with the seller, or bring your own buyer’s agent — how that agent is paid is negotiated separately and is not part of anything Havenline charges.

Coverage and timelines

Is Havenline available where I live?

Havenline runs 60 offices across 37 states. Coverage is by ZIP3 territory, so whether a specific address is covered is confirmed against the office directory — not assumed from a nearby city. Some ZIP3s are not sold yet. Use find an office to check.

Will my home sell? How fast? For how much?

Havenline does not guarantee or predict the outcome of a sale. What it provides is the pricing work, the exposure across the portals, and the ability to adjust. The pricing report is a supported range from a licensed appraiser, not a guarantee of price.
