One flat fee.
No percentage of your sale.
Havenline replaces the listing agent's percentage commission with a single flat package fee, set by your local office at a free consultation. Here is how that math works — and where the savings come from.
See how selling worksFlat fee vs a percentage commission
A traditional listing agent charges a percentage of the sale price — commonly around 2.5%–3% on the listing side, and once a buyer’s-side share is added, total commission is often 5%–6% of the price. That number climbs with the value of your home, whether or not the work involved changes.
Havenline charges a flat package fee and takes no commission on the sale. The fee is for services, not a slice of the price, so it does not rise as your home’s value rises. One number, set once, at the consultation.
The packages
Havenline offers tiered packages so you pay for the level of support you want. The figures below are illustrative — a typical national range, not a quote. Your local office sets the exact price at the free consultation, because each office is independently owned and markets vary.
| Package | Illustrative flat fee | Who it fits |
|---|---|---|
| Essentials | around $999 | Confident sellers who mainly want the listing built and syndicated, a yard sign, and the forms. |
| Complete (most popular) | around $2,999 | Most sellers: professional photos, pricing report, full syndication including MLS where offered, call handling, and the dashboard. |
| Premium | around $4,999 | Sellers who want the works: everything in Complete plus a 3D tour, premium placement, extended marketing, and hands-on support. |
Packages are customizable — you can add or drop individual services — so a real quote only exists after the consultation. Treat every figure here as an illustrative range, never as the price for a specific home.
Compare what’s included
A closer look at how the illustrative tiers typically stack up. Some services are performed by independent professionals Havenline coordinates — the appraiser, the title/escrow company or attorney, and the mortgage professional — not by Havenline staff, and availability varies by local office. See the seller resources & guides for more on individual services, including listing syndication and the MLS.

A savings example
Take a home that sells for $400,000.
- A total commission at 5%–6% — the listing side plus a buyer’s-side share — would be about $20,000–$24,000.
- A listing-side commission at 3% alone would be about $12,000.
- Havenline’s flat Complete package in this example is about $2,999.
On the listing side alone, that is roughly $9,000 kept in your pocket; measured against a full 5%–6% commission, the gap is larger still. This is an illustration only: commission rates are negotiable, buyer’s-side compensation is a separate decision, and the actual saving depends on the price the home sells for and the package you choose. Havenline does not promise a specific saving for a specific sale.
What is not in the package price
The flat fee covers Havenline’s services. A few costs sit outside it, exactly as they would in an agent-led sale:
- Closing costs. Title and escrow fees, transfer or recording taxes, the buyer’s lender appraisal, a home inspection, and any attorney fees are billed on their own.
- Buyer’s-agent compensation, if you choose to offer any. That is your decision and is separate from the Havenline fee.
- Anything you add beyond the package you select.
Paying at closing
Some offices offer a “pay at closing” option, letting you defer the package fee until the home sells. Where it is available it is subject to approval and the office’s terms, and it is offered through the local office — so whether it applies to you is a question for that office.
The honest version of “how much will I save”
A saving is the gap between Havenline’s flat fee and a commission you have not actually been quoted, so it cannot be stated exactly for a specific sale. What is honest to say: the fee is flat, it does not rise with the sale price, Havenline takes no commission, and commission rates are negotiable.
