Why sell with Havenline

A traditional listing agent bundles marketing, pricing advice, paperwork, and negotiation into one service and charges a percentage of the sale price for it β€” commonly around 2.5%–3% on the listing side. Havenline unbundles that. You sell your own home and buy just the support you want for a flat package fee, so what you pay does not climb with the price of the house.

That flat fee is set by your local, independently owned Havenline office at a free, no-obligation consultation β€” never a percentage of what your home sells for. See pricing and packages for an illustrative breakdown and a $400,000 savings example.

  • No commission. Havenline charges a flat fee and takes no percentage of the sale.
  • You keep the decisions. You set the asking price, your showing schedule, and which offer to accept.
  • Local support. A Havenline guide who knows your market runs the consultation and stays your point of contact.

How it works, end to end

Selling with Havenline comes down to three moves β€” connect, list, sell β€” with your local office doing the heavy lifting in between.

1. Connect

Book a free, no-obligation consultation with the office that covers your ZIP3 territory. Your Havenline guide learns your situation and gives you a custom proposal with the package price and the services included. You can do this by video call, phone, or email.

2. Price it right

An independent, licensed appraiser produces a pricing report for your home β€” a supported range, not one take-it-or-leave-it figure. Havenline uses an appraiser rather than someone who earns a percentage of the sale, so the number is not shaded by a commission interest.

3. Photos, sign, and listing

The office arranges a professional photoshoot, installs the Havenline yard sign with rider cards, and builds your listing. Higher tiers can add a 3D virtual tour and a floor plan.

4. Exposure

Your listing goes live on havenline.com and syndicates to the major portals β€” Realtor.com, Zillow, and Redfin β€” and, where your office offers it, the local MLS. A buyer searching any of those sites finds your home the same way they find agent-listed homes. Access to the MLS runs through the office’s licensed broker of record, because a private seller cannot post to it directly.

5. Calls and showings

A call-handling and appointment-booking service answers inquiries, screens buyers, and schedules showings, so you are not fielding every call yourself. You can host showings directly or, in participating areas, allow access through a managed lockbox.

6. Offers and closing

Offers arrive in your online Seller Dashboard with their price, conditions, and proposed closing date. You accept, reject, or counter. Once you accept, the closing runs through a title and escrow company β€” or a real estate attorney in states that use one β€” and you keep the commission you did not pay.

What your local office does

Your Havenline office coordinates a team of local professionals so you are selling privately, not selling unsupported:

  • Professional photos β€” a local photographer shoots the home for the listing and every portal it reaches.
  • Yard sign and riders β€” the Havenline sign, rider cards, and directional arrows that work the street.
  • Listing syndication β€” havenline.com plus Realtor.com, Zillow, Redfin, and the local MLS where offered.
  • Pricing report β€” an independent licensed appraiser’s supported range for your home.
  • Call handling and showings β€” inquiries screened and showings booked against your availability.
  • Forms and closing coordination β€” state-specific disclosure forms, a purchase-agreement template, and help routing the closing to title, escrow, or an attorney.

What stays yours

You set the asking price, decide your showing schedule, talk to buyers, and choose which offer to accept. Havenline does not represent you as a fiduciary and does not negotiate on your behalf β€” that is the point of the model. Because Havenline does not take a commission, you keep the decisions and the equity.

Legal, tax, and mortgage questions go to the right professional: a real estate attorney or your title and escrow company for contract questions, a CPA for tax, and a mortgage professional for financing. Havenline does not guarantee that a home will sell, at what price, or by when.

What it costs

Pricing is a flat package fee, not a percentage β€” set by your local office at the free consultation, because each office is independently owned and markets vary. Illustrative national ranges run from an Essentials package to a full Premium package; see pricing and packages for the numbers and a worked savings example. Any figure you see in marketing is illustrative until your office quotes it.
