works.

The idea

A traditional listing agent bundles marketing, pricing advice, paperwork, and negotiation into one service and charges a percentage of the sale price for it. Havenline unbundles that. You sell your own home and buy just the support you want for a flat fee, so what you pay does not climb with the price of the house.

You sell your home. Havenline gives you the tools and the local support a listing agent would normally roll into their commission.

For sellers

Selling comes down to three moves:

  1. Connect. Book a free, no-obligation consultation with your local office. Your guide learns your situation and gives you a custom proposal with the package price.
  2. List. Photos, sign, a licensed appraiser’s pricing report, and the listing go live and syndicate to the major portals. Inquiries and showing requests are handled for you.
  3. Sell. Offers arrive in your Seller Dashboard. You decide. The closing runs through a title and escrow company or an attorney, and you keep the commission you would otherwise have paid.

For buyers

Havenline is best known for helping sellers, but buyers use it too — to find homes and to deal directly with the people selling them.

  • Browse listings on havenline.com, or find a Havenline home on Realtor.com, Zillow, or Redfin, where the listings syndicate.
  • Request a showing through the call-handling line, and deal directly with the seller instead of a listing agent taking a commission.
  • Make an offer on the state’s purchase-agreement form. The seller reviews it in their dashboard and accepts, counters, or declines.

Whether you bring your own buyer’s agent is entirely your choice — you can buy unrepresented or bring an agent, and how that agent is paid is negotiated separately. See the buyer’s guide or buying, in the FAQ.

One office per ZIP3 territory

Havenline is a franchise network of independently owned offices. Territory is exclusive and sold by ZIP3 — the first three digits of a US ZIP code. One office owns a whole ZIP3, so there is exactly one Havenline office responsible for any covered area.

To find the office for an address, take the first three digits of the property’s ZIP code and match that ZIP3 to an office’s territory in the directory. Everything local runs through that office: the consultation, the quote, the pricing report, the photoshoot, the sign, and support afterward. That also means pricing is local — two sellers in different markets can get different quotes for the same package.

Some ZIP3s are not sold yet. “No office covers your area yet” is a real, expected answer, not a failure to look — and where a territory is open, it is available as a franchise opportunity. Coverage is always confirmed against the directory, never assumed from a nearby city.

The boundary that defines the business

Havenline is not your agent. It does not represent the seller or the buyer as a fiduciary and does not negotiate on anyone’s behalf. In a Havenline sale, the seller and the buyer deal directly with each other and make their own decisions.

Where a step legally requires a licensed professional — placing a home on the local MLS, or the closing itself — that step is handled by a licensed person: the office’s broker of record or a licensed partner for the MLS piece, and a title and escrow company or a real estate attorney for the closing.

Two hard limits follow from this:

  • Havenline does not give legal, tax, or mortgage advice and does not guarantee that a home will sell, at what price, or by when. Those go to the right professional.
  • Any dollar figures Havenline shows in marketing — package prices, savings examples — are illustrative. The real number for your home comes from your local office at the consultation.
