What it is

The pricing report produces a supported price range and strategy for your home, rather than a single suggested number handed down with no explanation.

Who produces it

An independent, licensed appraiser — not a listing agent. The reasoning is straightforward: an appraiser has nothing to gain or lose on your sale, so the advice is data-driven rather than shaped by a commission interest. A seller with no commission to cover also has no reason to inflate the asking price, which keeps the home in front of more qualified buyers.

What goes into it

• Current local market conditions.
• Comparable recent sales (“comps”) near the home.
• The home’s condition, size, features, and other factors that could influence the sale.

The output is a strategy with room in it — a range and the reasoning behind it — rather than one number with no flexibility.

What it is not

• It is not a guarantee of sale price, or that the home will sell. Havenline does not warrant the outcome of a sale.
• It is not the lender’s appraisal. When a buyer finances the purchase, their mortgage lender orders its own appraisal for its own purposes; the Havenline pricing report does not replace it.
• It is not a tax opinion or a legal opinion about the property.

Why this is different from an agent’s market evaluation

If you’ve had a market evaluation (“CMA”) from an agent before, the difference is the incentive: an agent’s evaluation comes from someone who earns a percentage of the eventual sale price, while a Havenline pricing report comes from an appraiser who does not. The final asking price is still your decision — the report gives you a supported range to decide within, not a number handed down as final.
