A call-handling service screens inquiries and books showings, so you aren't fielding every call yourself. Here's how showings work, and how to stay safe hosting them.

Calls

Havenline runs a call-answering and appointment-booking service behind the local offices. It answers inbound buyer inquiries, screens them, and schedules showing requests, so you aren’t interrupted by every call and don’t have to sort serious buyers from browsers alone.

Showings

You set your showing preferences and availability. There are two paths:

  1. Direct. You host the showing and talk to the buyer yourself. Many sellers cite this as the reason they chose to sell privately.
  2. Managed lockbox. In participating areas, you can allow access through a managed lockbox, so a buyer or their agent can be shown the home without you present.

You are never obliged to keep the home show-ready at all hours or to leave on demand — showings happen on the schedule you set.

Staying safe at showings

Selling privately means you’ll sometimes meet strangers at the home, so Havenline encourages basic precautions. This is general, common-sense safety guidance, not legal advice:

  • Let the call-handling service pre-screen inquiries and collect names and contact details before a showing is booked.
  • Have another adult present during in-person showings where possible.
  • Put away valuables, mail, medications, and anything with personal or financial information before a showing.
  • Walk behind visitors through the home rather than leading them into rooms.
  • Prefer daylight appointments, and trust your instincts about anything that feels off.
  • Consider the lockbox path for buyer’s-agent showings so you need not be present.
